A person who is selling a home hires an agent to sell their home. The seller and the agents company agree upon a percentage of the sales price as fee for selling the home. So you see, the seller pays both agents fees in the selling/buying process! Starting the Process
It is important to begin by talking to a loan officer to become pre qualified for a loan. (See Ladas Preferred Lenders). This can be accomplished in person or on the phone. It costs no money and requires no commitment to a particular loan company, but accomplishes three purposes: (1) It enables you to become familiar with the variety of loan products which might suit your needs and goals, (2) It ensures that you select homes in the correct price range, and (3) It places you in a strong negotiating position when you select a home and make an offer.
What happens next?
Typically Lada and/or your Buyer Specialist will meet with you at our office. At that time, we will ask many questions which will enable us to save you time by selecting the homes which best meet your needs and desires You and Lada will set an appointment to view homes together. Before that time, Lada will email you a number of listings in several areas in your price range and size, and she will ask you to drive the neighborhoods to determine whether you like them. As you may know (we can't move the house) so it's important that YOU AND YOUR FAMILY like the neighborhood. After that we will go out and see the homes that you select to be your favorites. Many times, the careful interviewing and pre-selection process will result in a buyer finding the best home available on their first trip together! Through a computer search, we will examine all comparable properties and then write a contract that meets your needs. LADA WILL WORK WITH YOU THROUGHOUT THE NEGOTIATING PROCESS TO ENSURE AN OUTCOME SATISFACTORY TO YOU!! Once we have negotiated an offer Lada will guide you through all the steps to follow such as getting a GOOD INSPECTOR to inspect the property. Please understand that there are times when a property looks great on the outside and inside, but at inspections we find out that the house has too many problems and YOU may choose to find another house. If so, we will find you another house.
